New-build development in a refurbished historic building on Velázquez Moreno, Vigo.

The Velázquez Moreno 49 development restores a 1925 building through a full refurbishment that incorporates eight residences and eighteen parking spaces, preserving its architectural identity while adapting it to current standards of comfort, efficiency and accessibility.

The intervention includes the basement, a ground floor for access, three residential levels and an attic floor. The main façade is reconstructed and integrated into the new design, maintaining the character of the original building.

The homes present functional layouts, with open-plan living–dining areas connected to American-style kitchens, grouped night areas and principal bedrooms with walk-in wardrobes and en-suite bathrooms. The first-floor typologies include private 50 m² patios, while the penthouses feature two terraces —16 m² and 21 m²— enhancing outdoor living and providing natural light and ventilation.

Communal areas include a lift, adapted access and an automated garage. The project combines contemporary materials with solutions designed to maximise energy efficiency —aerothermal system, improved building envelope, high-performance carpentry— and acoustic and thermal comfort.

Located along Vigo’s primary commercial and services corridor, the development offers a dynamic, connected urban lifestyle with immediate proximity to Príncipe, Policarpo Sanz, Plaza de Compostela and the Alameda.

Velázquez Moreno links Ronda de Don Bosco with Alameda and intersects with Príncipe, Policarpo Sanz and Marqués de Valladares. A consolidated area with retail, dining and services, and close proximity to Mercado do Progreso.
